The process is often much easier than people expect making the right investment decision usually the bigger challenge.

In designated freehold areas, foreign buyers can hold registered ownership rights through the Dubai Land Department. The bigger investment question is whether the specific property, developer, price and exit strategy make sense for the buyer’s objectives.

What investors should verify

  • The community is a designated freehold area for non-UAE nationals (your advisor can show you the DLD designation).
  • The seller or developer is registered with the Dubai Land Department and, for off-plan, the project has a RERA registration number and an escrow account.
  • Confirm how the ownership will be registered with DLD before signing, particularly if you are considering purchasing through a company or other entity.
  • Any residency or Golden Visa expectation is checked against the current rules before you commit, not after.
