This Privacy Policy explains how GG Benitez International, the brand of Ghada "GG" Benitez ("Company," "we," "us," or "our"), collects, uses, discloses, retains, and protects personal information when you use ggbenitezinternational.com (the "Site"), submit an enquiry or consultation form, request a guide or brochure, create a member account, communicate with us, receive marketing, or interact with related online services that link to this policy. We keep it in plain English on purpose. If anything is unclear, email us at info@ggbenitezinternational.com.
Where a licensed brokerage independently determines how personal information is handled in connection with an actual real estate transaction, that brokerage may act as a separate controller or business and may provide its own privacy notices. California brokerage services referenced on the Site are provided through Realty Executives Dillon; Dubai and UAE brokerage services are provided through Prime Capital Realty, subject to the applicable brokerage and transaction documents.
1. Scope
This policy covers personal information collected through the Site and directly through related business communications. It does not replace the privacy policy of a third-party brokerage, MLS, developer, portal, lender, escrow company, title company, property manager, or other independent third party.
The Site is accessed from many countries. This policy includes provisions intended to address California privacy law and the UAE Federal Decree-Law No. 45 of 2021 Concerning the Protection of Personal Data ("UAE PDPL") to the extent they apply.
2. Personal Information We Collect
Depending on how you use the Site, we may collect the following categories of information:
- Identifiers and contact information: name, email address, telephone or WhatsApp number, and similar identifiers you enter in a form.
- Real estate preferences and enquiry information: the market, property, project, or area you ask about, your budget range, timing, investment objectives, the answers you give in the Dubai Investment Guide questionnaire, the inputs you enter in the ROI calculator when you export a breakdown, and anything you write in a message.
- Member account information: your email address, the properties you save, and the searches and alert preferences you create.
- Commercial and relationship information: services requested, consultation history, referral source, communication preferences, and records of our interactions with you.
- Internet and device information: IP address, browser and device type, operating system, referring URLs, pages viewed, timestamps, approximate location derived from IP, cookie identifiers, and analytics events. See section 8 for exactly which tools do this and when.
- Marketing information: campaign source and, where you have opted in, email engagement such as opens and clicks, and web-push subscription status.
- Inferences: likely market or property interests inferred from the pages you view and the forms you submit.
- Transaction and compliance information: if you proceed toward a transaction, the applicable brokerage, developer, escrow or title provider, lender, or law may require identification documents, residency or nationality information, source-of-funds or KYC/AML information, and transaction documents. The Site does not request these documents through its forms; they are handled through the secure process of the applicable brokerage or transaction party.
- Sensitive personal information: we do not intentionally collect sensitive information through our marketing forms. Please do not enter passport, banking, or identification details in a web form.
3. Sources of Personal Information
- Directly from you, through forms, email, phone, SMS or text, WhatsApp, social media, consultations, and transaction communications.
- Automatically from your device through cookies, analytics, and server logs, as described in section 8.
- From the applicable licensed brokerage, broker, team members, or transaction professionals where permitted.
- From developers, property owners, MLS or IDX providers, real estate portals, referral partners, or event organizers.
- From our service providers, such as our CRM, email, analytics, hosting, and communications vendors.
- From public records or other lawful public sources where relevant to a real estate enquiry or transaction.
4. How We Use Personal Information
- To respond to enquiries, schedule consultations, and provide the property, market, guide, or brochure information you asked for.
- To match you with properties, projects, brokerages, developers, or professionals relevant to your request.
- To support brokerage, referral, transaction, closing, post-closing, or customer-service activities where authorized.
- To operate member accounts: to show you your saved properties and searches and to email you new matching listings you asked for.
- To verify identity, prevent fraud and abuse, protect the Site, and comply with KYC/AML, sanctions, recordkeeping, regulatory, tax, legal, or other obligations where applicable.
- To operate, maintain, secure, troubleshoot, and improve the Site.
- To measure website traffic, campaign performance, and engagement (only with your cookie consent).
- To send newsletters, market updates, property alerts, event invitations, new-article notifications, and other marketing where permitted and where the required consent has been obtained.
- To maintain suppression lists and honor opt-out, unsubscribe, or privacy requests.
- To establish, exercise, or defend legal claims and enforce agreements.
- For other purposes disclosed at the time of collection or with your consent.
We do not sell your personal information.
5. UAE Lawful Basis and Consent
Where the UAE PDPL applies, we process personal data with your consent unless another basis or exception permitted by the UAE PDPL applies, such as processing needed for a contract or requested pre-contract steps, compliance with law, protection of rights, legal claims, or another lawful statutory purpose.
When we rely on consent, we make it specific, informed, clear, and capable of being withdrawn. Every form on the Site has its own unticked consent checkbox, and marketing opt-ins are separate from enquiry consent. Withdrawing consent does not affect processing already lawfully completed before withdrawal and may not prevent processing that is independently required or permitted by law.
6. How We Disclose Personal Information
We disclose personal information only to the following categories of recipients, and only where reasonably necessary for the purposes above:
- Licensed brokerages and real estate professionals: Realty Executives Dillon for California matters and Prime Capital Realty for Dubai and UAE matters, when relevant to the service you requested.
- Developers, sellers, property owners, listing agents, co-brokers, and referral partners: when you ask about a specific project or property and an introduction is needed to answer you.
- Transaction providers: escrow, title, conveyancing, trustee, mortgage or lending, property management, insurance, inspection, legal, tax, accounting, KYC/AML, and similar professionals when requested, authorized, or necessary.
- Our service providers, who process data on our behalf: Vercel (website hosting), Supabase (our database, member sign-in, and file storage), Follow Up Boss (customer relationship management, where every form submission is stored so our team can follow up), Mailchimp and Mailchimp Transactional (newsletter audience and the emails we send you), Google Tag Manager and Google Analytics 4 (analytics, only with consent), and OneSignal (web-push notifications, only if you subscribe).
- Professional advisers and auditors.
- Government authorities, regulators, courts, law enforcement, or other recipients when required or permitted by law.
- A buyer, successor, investor, lender, or adviser involved in a merger, acquisition, financing, reorganization, or sale of all or part of the business, subject to appropriate confidentiality and legal requirements.
7. Sale, Sharing and Targeted Advertising (California)
We do not sell personal information for money or other consideration. The Site does not currently use advertising pixels, cross-site audience tools, or cross-context behavioral advertising, so we do not "share" personal information as that term is defined by the California Consumer Privacy Act. If we add such technology in the future, we will update this policy, load it only behind the cookie banner, and provide the legally required opt-out method (such as a "Your Privacy Choices" link) and honor recognized opt-out preference signals such as Global Privacy Control where required.
We do not knowingly sell or share the personal information of consumers under 16 years of age.
8. Cookies, Analytics and Similar Technologies
Cookies are small data files stored on your browser or device. Related technologies include local storage, tags, service workers, and server-side identifiers. Below is the complete list of what this Site uses, grouped by whether it needs your consent. Nothing in the "with your consent" group loads until you choose "Accept All" in the cookie banner; choosing "Essential Only" keeps them off.
Strictly necessary (always active)
- ggb-consent (cookie, 1 year): remembers your cookie choice. A matching browser-storage entry stops the banner from asking again.
- Supabase authentication cookies (names beginning "sb-"): keep you signed in to your member account. Set only when you sign in; removed when you sign out.
- Session and preference flags: a session flag for the one-time intro animation, your light or dark display preference, a local record that you subscribed to the newsletter so we stop asking, and a temporary autosave of your Dubai Investment Guide questionnaire answers that is cleared when you close the browser tab.
- Vercel hosting logs: our host records standard server logs (IP address, browser type, requested page, timestamp) for security, abuse prevention, and troubleshooting, retained for a short period.
- Abuse prevention: our forms record a salted, one-way hash derived from your network address for rate limiting. We do not store your raw IP address with your submission. We do not use CAPTCHA services; a hidden form field catches automated submissions instead.
With your consent (after "Accept All")
- Google Tag Manager and Google Analytics 4 (_ga, _ga_* cookies, up to 2 years): help us understand how the Site is used (pages viewed, events such as a form submission or a video play, approximate location, device type). Google processes this data under its own privacy terms. Analytics event data is kept for the limited retention period set in our analytics account, never longer than 14 months.
- Follow Up Boss visitor pixel: connects your browsing on this Site to your enquiry, so our team has context (for example, which projects you viewed) when they speak with you. It is set by our CRM provider and is only meaningful once you submit a form.
Only if you opt in separately
- Web-push notifications (OneSignal): if you click "Allow" on your browser's notification prompt, we use OneSignal to send you a browser notification when we publish a new article. OneSignal stores a random subscription identifier, your browser and device type, language, and approximate location derived from IP, together with the notifications sent. We never see your name or email through this channel. You can unsubscribe at any time from your browser's site settings (Notifications) for ggbenitezinternational.com, or by clearing the Site's data; unsubscribing takes effect immediately. The prompt is only shown after you have accepted cookies.
Third-party embedded content
- YouTube (privacy-enhanced mode): videos and podcast episodes are embedded from youtube-nocookie.com and load only when you press play. Once you play a video, Google may set cookies and collect viewing data under Google's privacy policy.
- Map tiles (CARTO and OpenStreetMap): area maps load map images from CARTO's servers, which receive your IP address in order to serve them. No cookies are set by the maps on this Site.
- WhatsApp, Spotify, Apple Podcasts, and social links: open in the respective app or site, which then applies its own privacy policy.
The Site does not use a Meta (Facebook) pixel, Google Ads tags, chat widgets, call tracking, or session-recording tools. You can change your cookie choice at any time by clearing cookies and site data for this Site; the banner will ask again on your next visit. Disabling browser cookies entirely may affect member sign-in.
Do Not Track: because there is no universally adopted browser "Do Not Track" standard, the Site does not respond to ordinary DNT settings. Since the Site does not sell or share personal information, no opt-out preference signal is required; we will honor Global Privacy Control signals if that ever changes.
9. Member Accounts
Member accounts are optional. Sign-in is passwordless: we email you a one-time link, so there is no password for anyone to steal. Your saved properties, saved searches, and alert preferences are stored in our own database (hosted with Supabase) so the Site can show them to you and email you new matching listings you asked for. You can delete your account from your account page at any time; this removes your saved properties, saved searches, and any queued alert emails.
10. International and Cross-Border Transfers
Because the Site connects users and services involving the United States and the United Arab Emirates, personal information may be processed in the United States, the UAE, and other countries where our service providers or transaction participants operate. Our own database and hosting are located in the United States.
Where the UAE PDPL or another applicable law regulates cross-border transfers, we use transfer arrangements, contractual protections, consents, or other safeguards required by that law. Privacy laws and government-access rules may differ between countries.
11. Data Retention
We retain personal information only for as long as reasonably necessary for the purpose for which it was collected, to maintain business and transaction records, to comply with brokerage, tax, accounting, KYC/AML, regulatory, legal, dispute, and security obligations, and to establish or defend legal claims.
- General enquiries and non-client leads: ordinarily retained for up to 24 months after the last meaningful interaction, unless a longer period is reasonably needed or your consent remains in effect.
- Marketing contact information: retained while you remain subscribed or while a lawful marketing relationship continues. Limited suppression information is kept after opt-out so we can honor the opt-out.
- Member account data: retained until you delete your account.
- Brokerage and transaction records: retained by the applicable brokerage or responsible party for the period required by law, brokerage policy, contract, tax rules, AML/KYC obligations, or dispute-resolution needs.
- Website logs and analytics: retained according to the configured retention period of the relevant service, as described in section 8.
- Guide and brochure download links: signed links expire within days; the files themselves are not publicly accessible.
- Privacy-request records: retained as reasonably necessary to document compliance and prevent fraud.
12. Security
We use reasonable administrative, technical, and organizational measures designed to protect personal information against unauthorized access, loss, misuse, alteration, and disclosure, including encryption in transit (HTTPS everywhere), access controls and least-privilege credentials for our systems and vendors, passwordless sign-in, signed and expiring download links, rate limiting, logging, and restrictions on who at the Company and its contractors can access data.
No website, email system, cloud platform, or transmission method can be guaranteed to be completely secure. Do not send identification, banking, passport, or source-of-funds documents through ordinary web forms or unencrypted email unless specifically instructed to use an approved secure method.
13. California Privacy Rights
California law may provide residents with privacy rights depending on the law that applies to the Company and the particular processing. To the extent the California Consumer Privacy Act ("CCPA") applies, California residents may have the right to know and access the personal information we hold, to delete it, to correct it, to opt out of sale or sharing (which we do not do), to limit certain uses of sensitive personal information (which we do not collect through the Site), and to receive equal service and pricing without discrimination for exercising these rights.
California residents may submit a privacy request by emailing info@ggbenitezinternational.com or writing to the address in section 19. We will verify the request using information reasonably related to it and may request additional verification. An authorized agent may submit a request on a consumer's behalf where permitted, subject to verification.
Whether or not the CCPA applies, we honor requests to access, correct, delete, or port your data from anyone, anywhere.
14. Notice at Collection for California Residents
We may collect identifiers and contact information, real estate preferences and enquiry information, commercial and relationship information, internet and device activity, approximate location, and, if you proceed with a transaction, additional identity or compliance information through the applicable brokerage. We use this information to respond to requests, provide and improve services, support real estate transactions and referrals, maintain security, comply with law, and send marketing where permitted. We may disclose information to the applicable licensed brokerage, developers or sellers, transaction providers, and our service providers. We do not sell or share personal information. Retention periods are described in section 11. This policy is linked from the footer of every page and from the cookie banner.
15. UAE Data Subject Rights
To the extent the UAE PDPL applies, you may have rights to obtain information about our processing, to request transfer of your personal data where applicable, to correct inaccurate data, to request erasure in circumstances provided by law, to restrict processing, to object to or stop certain processing (including direct marketing), and to object to solely automated decisions or profiling that have legal or similarly significant effects. The Site does not make automated decisions of that kind.
UAE privacy requests may be submitted to info@ggbenitezinternational.com. We may need to verify your identity and may decline or limit a request where the law permits or requires us to do so.
16. Marketing Preferences
- Email: use the unsubscribe link in any marketing email, or contact us.
- SMS, text, or WhatsApp: reply with the opt-out word stated in the message, or contact us. UAE marketing messages are sent only with prior consent, within permitted hours, and with an opt-out method.
- Web-push notifications: block notifications for this Site in your browser settings.
- Listing alerts: turn off or delete saved searches from your account page.
Opting out of marketing does not prevent us or the applicable brokerage from sending non-marketing communications that are necessary for a requested service, transaction, security matter, legal notice, or existing relationship. Our commercial email always includes our sender identification, postal address, and an unsubscribe mechanism.
17. Children's Privacy
The Site is intended for adults and is not directed to children. We do not knowingly collect personal information from children under 16. If you believe a child has provided personal information to us, contact info@ggbenitezinternational.com so we can review and delete it. We do not use children's data for advertising or profiling.
18. Changes to This Privacy Policy
We may update this Privacy Policy to reflect changes in law, technology, services, or business practices. We will update the "Last updated" date at the top of this page and provide additional notice when required by law.
