The investment case

Six reasons investors choose Dubai

Highly competitive prices per square foot versus other global cities, with no property, income or capital-gains tax on your investment.

  1. 01

    High, growing demand

Dubai’s population is projected to climb from 3.5M toward 5.9M by 2040, adding 100,000+ new residents a year, while record tourism keeps short-let demand strong.

  2. 02

    Tax-free returns

No personal income tax, no annual property tax, and no capital-gains tax in Dubai. (Your home country may still tax you. GG’s network includes cross-border tax advisors who know the treaties.)

  3. 03

    A diversified economy

Growth is spread across real estate, tourism, finance, logistics, manufacturing and technology, not tied to any single sector.

  4. 04

    A dollar-pegged currency

The dirham has been pegged to the US dollar for decades, a stable, fully convertible currency that keeps pricing predictable whichever currency you’re investing from.

  5. 05

    A welcoming, global city

More than 200 nationalities call Dubai home, around 85% of residents are expats, and English is the language of business. Buyers arrive from every continent.

  6. 06

    Real investor protection

The Dubai Land Department (DLD) and RERA regulate every transaction, and off-plan payments are ring-fenced in escrow until milestones are met.

Residency

Your investment can carry a 10-year visa

A qualifying property investment of $545,000 or more can make you eligible for the UAE’s 10-year Golden Visa, long-term residency for you and your family, renewable as long as you hold the investment.

GG’s team coordinates the application alongside your purchase, so the visa lands with the keys.

From anywhere

Buying from abroad, in four moves

Most of GG’s clients buy without ever leaving home, the entire process runs remotely, regulated end to end.

  1. 01

    Reserve: EOI

An Expression of Interest holds your unit at launch. Fully remote: passport copy and a refundable deposit, no visa, no UAE bank account, no flight required.

  2. 02

    Sign: SPA

The Sales & Purchase Agreement fixes your price and payment plan, and the sale registers with the Dubai Land Department under RERA oversight.

  3. 03

    Pay: escrow

Typically ~10% down plus the 4% DLD fee, then instalments across construction, every payment ring-fenced in a DLD-monitored escrow account.

  4. 04

    Handover: keys

Final inspection, snagging and title transfer. Keep it, let GG’s team lease it, or resell. Many plans even run post-handover.

Why Are Americans Investing in Dubai?

A growing number of Americans are exploring Dubai for several reasons: attractive price per square foot versus major U.S. cities, no annual property taxes, flexibility for long-term and short-term rentals, and the possibility of a 10-year Golden Visa. Most are not leaving the U.S., they are adding an international asset to diversify their portfolio.

What's the Difference Between the Investor Visa and the Golden Visa?

They are not the same program. The Golden Visa is the long-term residency option generally associated with qualifying real estate investments of AED 2 million or more. The Investor Visa is a separate residency pathway that may have different qualification requirements depending on current regulations. Not every property owner automatically qualifies for the Golden Visa.

What Documents Should I Review Before Buying Off-Plan Property in Dubai?

You should carefully review your SPA, reservation documents, payment schedule, project details, and any developer disclosures. Pay close attention to construction timelines, default provisions, resale restrictions, and handover terms, because those clauses determine what happens if the project or your own plans change.

What Is an Escrow Account and How Does It Protect Buyers?

An escrow account is one of Dubai's most important off-plan protections. When you buy a qualifying off-plan property, your money is generally not paid directly to the developer, it goes into a regulated account tied to that specific project. Developers access those funds based on construction progress, not all upfront. It provides transparency and accountability.

Can I Get a Dubai Golden Visa with a Mortgage?

Yes, in many cases you can qualify for a Dubai Golden Visa even if the property is financed with a mortgage. You do not have to pay cash for the entire property. Qualifying mortgaged properties may be eligible, provided the property meets the applicable requirements and the investor satisfies the necessary criteria at the time of application.

How Do I Collect Rental Income from Dubai While Living Abroad?

It is generally simpler than people expect. Rental income is typically collected in the UAE and deposited into your UAE bank account. From there you can manage your funds, transfer money internationally, reinvest, or use the income however you choose. Many investors worldwide successfully own Dubai property while managing their finances remotely with the right systems in place.
