If I had to pick one mistake, it's buying in the wrong area, with the wrong developer, and without a long-term plan.
One of the biggest misconceptions is that all Dubai real estate performs the same. It doesn't. The developer matters. The location matters. The timing matters. And perhaps most importantly, your exit strategy matters.
I've interviewed many of Dubai's leading developers, attorneys, mortgage experts, property managers, and government officials on The Dubai Connect™ Podcast, and one thing I've learned is that successful investors think beyond the purchase.
For example, if you decide to sell the property in a few years, who's going to help you sell it? If you want to rent it out, who's going to manage it? If you're living in California, New York, London, Toronto, or Sydney, who's going to be your boots on the ground in Dubai?
Those are questions investors should be asking before they buy, not after.
That's why I always tell investors that purchasing the property is just one part of the process. The real value comes from having a team that can help you before, during, and after the transaction.
A successful Dubai investment isn't just about buying the right property. It's about having the right strategy and the right team behind it.
