In most real estate markets around the world, you've probably heard the phrase: location, location, location.
And while location is incredibly important in Dubai, I often tell investors that in Dubai it's location, location, location... and developer, developer, developer.
One of the biggest mistakes investors make is focusing entirely on the location while overlooking the developer behind the project. A great developer does much more than simply construct a building.
The best developers think about the long-term success of the community. They think about infrastructure, amenities, future phases, retail, schools, transportation, landscaping, and how the entire area will evolve over time.
In some master-planned communities, developers carefully control future releases, pricing strategies, product mix, and community growth to help protect values and create long-term demand. That's important because investors aren't just buying a unit. They're investing in a vision for what that community may become over the next five, ten, or even twenty years.
So when evaluating an opportunity, don't just ask, "Is this a good location?" Also ask: Who is the developer? What is their track record? What is their vision for the area? And how are they creating value for investors over the long term?
In Dubai, location creates opportunity. The right developer helps turn that opportunity into long-term value.
