If you asked me a few years ago what international investors wanted, the answer would have been fairly straightforward.
They were looking for the next hot market, the highest returns, or the lowest entry price.
Today, the conversation is very different.
Whether I’m meeting investors in New York, advising clients in California, or helping buyers purchase property in Dubai, I’m hearing a common theme:
“How do I build a globally diversified real estate portfolio?”
That question reflects a broader shift in investor thinking, one that is increasingly supported by international research.
What Recent Research Says About Global Real Estate Investors
A recent 2026 UAE Real Estate Investment Index, commissioned by Arada and conducted by the American research firm Penta Group, surveyed 689 established investors across 12 countries.
The findings showed that the United Arab Emirates ranked as the most preferred real estate investment destination among respondents, ahead of both the United States and the United Kingdom.
While those results generated headlines, I believe the survey points to a much larger story.
Investors are no longer simply comparing one city against another.
They’re building global strategies.

The answer isn’t necessarily that they’ve lost confidence in their home market.

No.
This is one of the biggest misconceptions I hear when people discuss international real estate investment.
The most experienced investors I work with are rarely replacing one market with another.
Instead, they are expanding beyond a single market.
Many investors continue to own property in California or elsewhere in the United States while adding international investments that may provide different opportunities for income, diversification, long-term appreciation, or future lifestyle flexibility.
This is not a “Dubai versus America” conversation.
It’s a discussion about building resilient portfolios across multiple markets.

Owning property in more than one country can potentially expose an investor to different economic environments, population trends, currency movements, rental markets, and property cycles.
