What Questions Should I Ask Before Investing With a Dubai Developer?

Research the developer's track record, delivery history, financial strength, build quality, and previous resale performance. Not every project is equal. The developer often has a significant impact on long-term appreciation and buyer confidence, so who you buy from matters as much as what you buy.

Start with delivery history: how many projects has the developer completed, and did those hand over on time or years late? A developer’s track record through the 2008-2010 downturn is especially revealing, because it shows how they behave under pressure rather than in a rising market.

Ask about build quality in the delivered buildings, not the show apartment, visit a completed project and talk to residents or the management company if you can.

Then look at resale and rental performance in their previous developments. If earlier buyers are struggling to exit at a profit, or the buildings under-perform the area on rent, that pattern tends to repeat.

Finally, understand their financial position and whether the specific project is fully funded. Escrow regulation protects your instalments from being diverted, but a developer under financial strain can still deliver late or under-specify, which is a cost you carry even when your money is safe.
