Be cautious of unrealistic promises, a poor developer delivery history, inflated rental projections, and pressure to make quick decisions. Always verify the facts before moving forward. Urgency is the most common tactic used to rush buyers past the checks that would have protected them.

Guaranteed returns are the clearest warning sign. No one can guarantee a rental yield, and a promise framed that way is a sales device rather than a forecast, treat any projection you cannot reproduce from comparable transactions the same way.
Pressure is the second. "Only two units left" and "the price rises tomorrow" are designed to move you past the checks that would have protected you. A genuinely good investment survives a few days of verification.
Be cautious of a developer with a thin or troubled delivery history, and of any request to pay outside the project’s registered escrow account or to an individual rather than the company.
Finally, watch for vagueness in writing. If the specification, the completion date or the default terms are clear in conversation but loose in the SPA, the document is what governs, and the gap between the two is where buyers get hurt.
