Hello everyone, welcome back to my channel. I'm GG Benitez, host of the Dubai Connect podcast, where we dive deep into the world of global real estate. Today we're talking about a hot topic that's caught the attention of investors everywhere. Why are property prices in Dubai expected to soar in 2025?
Before we jump in, please take a moment to pause, hit that like button, subscribe, and feel free to share this video with anyone who's interested in Dubai real estate. And make sure to tune in to the Dubai Connect podcast where I answer all of your questions about investing in Dubai as a foreigner. Now let's get started.
Dubai's property market has been thriving and it's only going up from here. In fact, by 2025, property prices are projected to rise by 10 to 15%. Key areas like Dubai Creek Harbor, Emaar South, Sharjah land 2, and Port Rashid, also known as the Monte Carlo of the Middle East, are leading the charge.
Now one of the reasons why investors are flocking to Dubai is because the market is still considered undervalued when compared to global hotspots like New York, London, or Hong Kong. And here's where the real opportunity lies. Even within Dubai, there are areas that are significantly underpriced compared to more established neighborhoods like downtown Dubai or Palm Jumeirah.
For example, neighborhoods like Emaar South or Dubai Creek Harbor offer properties at a fraction of the price you'd pay for comparable developments in Canada or Los Angeles. Would you believe the same, if not better, amenities and potential for growth? To place this into perspective, the price per square foot for luxury properties in Dubai is still considerably lower than I like Toronto, Vancouver, or Los Angeles. While average prices in Toronto or Vancouver can range from 1,200 to 1,500 CAD per square foot, and Los Angeles reaching up to 1,000 to 1,500 dollars per square foot for prime locations, Dubai is often under 1,500 AED per square foot in some of its hottest upcoming areas.
This difference presents a major opportunity for investors looking to maximize returns while enjoying the benefits of living in a global hub. And let's not forget the incredible attractiveness of the Dubai golden visa. With Dubai offering ten year residency visas to property investors who invest over 2 million Dirhams, this has created even more demand for properties from global investors. The golden visa has been a huge, huge draw for high net worth individuals and families looking for long term security and a tax-free business-friendly environment. The visa allows investors to live, work, and enjoy the many benefits of Dubai, and it's adding to the already booming demand in the real estate market.
Another factor that makes Dubai so appealing is its favorable tax environment. There are no capital appreciation taxes nor property taxes, meaning you get to keep more of your profits when your investment appreciates in value. Plus Dubai has strict safety measures in place thanks to the Dubai Land Department, such as the use of escrow accounts to protect your investment.
Let's not forget the Dubai 2040 urban master plan. This vision is driving long term growth with strategic areas like Port Rashid, Emaar South, and Dubai South seeing huge potential. In Port Rashid, we're expecting to see significant capital appreciation driven by its unique waterfront location, upscale developments, and lifestyle amenities.
Another critical factor driving the market's rise is the influx of global businesses setting up hubs in Dubai. Companies from all over the world are taking advantage of Dubai's strategic location, tax benefits, and business friendly policies. This is adding even more jobs as well as increasing demand for housing, especially in areas like Dubai South and Expo City Dubai.
And speaking of growth, just a short drive away, Ras Al Khaimah is making headlines with the construction of the first ever approved gaming casino in the entire GCC. The Wynn Casino, a 4 billion dollar project set to open in 2027, has already broken ground and is expected to draw significantly more tourists and visitors to the entire region, adding to the demand for housing and rentals in both Ras Al Khaimah and nearby Dubai.
So why should you consider investing now? Dubai's market is in a unique position. While prices are rising, they're still undervalued compared to global markets like London, New York, or Los Angeles. And even within Dubai, there are areas that are priced considerably lower than the more developed locations, creating a major opportunity for investors looking to maximize their return on investment in this growing city.
According to Knight Frank, Dubai's property market offers some of the highest rental yields, ranging from 6 to 8%, which is extremely attractive for global investors. And with the Dubai Land Department's measures such as the use of escrow accounts, your investment is secure, making Dubai a safe and profitable market to enter. Plus with international investors from the United States, the UK, and Canada leading the charge, competition for prime properties is heating up fast.
So what's the takeaway? Dubai property prices are set to soar in 2025, and now is the time to secure your spot before prices take off. Whether you're comparing it to Canada or Los Angeles, Dubai is offering far greater value for money with no capital appreciation taxes and robust rental yields.
