No, no, no, no, no. We need to get this on video because everything you were saying was exactly what our investors need to hear. The government proving the connectivity. W is a globally recognized brand. So my job is to come and vet the opportunities that are going to secure maximum ROI. So for my American investors back in the United States that are finally starting to understand stuff is happening here in Dubai, I want to become a part of it. Now the next question is which developers should they trust to invest in? Many of them are actually probably not even getting on a plane and coming out here, which they should, but everything can be done digitally. Of course, the DLD has the RERA overseeing all real estate transactions. So we know it's safe. But what I cannot implore enough to my investors in North America is yes, it's safe. No, you cannot be scammed thanks to the DLD regulations. That doesn't mean that every investment is a smart investment. So my job is to come and vet the opportunities that are going to secure maximum ROI. Which is why I wanted to come and introduce Muhammad right here at the W Arada in one of the most desirable locations in all of Dubai. And you know, we started talking a little bit before and I said, "No, no, no, no, no. We need to get this on video because everything you were saying was exactly what our investors need to hear." So may you please introduce yourself? Okay. First of all, my name is Muhammad Ajami. I've been working in Arada for more than 5 years. You know, I want to just mention one thing. If we are talking about investors, you know, the first advice that I always give it to my clients or my investors, when you are investing, it's not what you like, it's what's the market need. It's a small example that I mention it always. Consider yourself you are opening a restaurant. It's not what you like to eat. What is the market need? And the second, as responsibility on me, always I say that our job is like doctors. We should always give the right medicine for our client. Otherwise you may kill someone. So when you want to invest in any project, there is a proper checklist you can do it and on the spot you will know yes I'm choosing the right product or no. How to do this. First of all, it's not about this is my budget or this is how I can pay. It's about I'm ready to buy the right property or keep your money till you are ready. And this is where your role comes as an advisor and as consultant because I work with the developer, you know, all the market, so you can give the right study for the market for your client. We were talking, you know, Arada, about W and why I'm presenting W especially from all the projects that we have at Arada. Because W, for me, after I did my proper study for Dubai Harbor area, which is the new marina, we mentioned that W is not a brand that came from a background of fashion, retail, or cars, like Mercedes or whatever, right? Its origin came from hospitality. And you know, W is under the umbrella of Marriott. So it's rated as five-star. So as an investor, he's guaranteed to get the right finishing because we need to follow the brand concept. Finishing and the customer and client experience is different for fashion, for a car, than it is for someone that understands somebody walking into their residence. 100%. So we at Arada we made sure always when we choose a location, especially when the competition from so many developers in the market. We are like specialists in so many things. First of all, you can do a proper study about square foot price in the market. You will find that the product that we are providing is 25% less. So that means if somebody were to buy right now, they're already walking in with 25% equity. 100%. Second, which is more important, most of the developers, they provide small sizes, which are more commercial for them to make more money, sure. In Arada, we make sure that we are providing the right sizes. Let's say, for example, the one-bedroom in W starts minimum 140 square feet, which is at the two-bedroom size with other developers. So the capacity became maximum 160 units per tower. And some other developers they reach 360 units per tower. So this is showing that yes, we are doing a business, we are making a good project, but at the same time we care to provide a special product in Dubai Harbor that one day if you want to rent it out or you want to flip it, you have a product that doesn't exist in the market so much, and the competition, it doesn't exist. So going back to the same point that about Dubai Harbor, I told you that the idea of Dubai Harbor is a type of filtration of Marina. Everyone knows Marina, right? That's the, you know, when someone in America thinks of Dubai, they think of Palm Jumeirah. Maybe they don't know that this is the Marina, but then the visuals that you see that go viral or show up on our smart TVs when it's showing Dubai is of the Marina. But you were saying that the Marina's changed a lot. Yes. You know, Marina became a bit crowded. It became different level. And you know, it's UAE, and especially Dubai, people they care about the lifestyle, their image. So again, a type of filtration for this area. The government here, they create Dubai Harbor with a bridge that will be already announced from the government from Sheikh Zaid Road directly to Dubai Harbor. So no traffic. I want to interject here to that point. This is why working with a real estate agent is so important because what I also am finding is that let's say in North America, someone will look at a Google map. They'll look at the current, how long does it take to get from point A to point B, not understanding that the RTA and actually the government in general is constantly improving the connectivity. So you have to look at the future of an area, right? Not the current. Thank you so much. Correct. Yes, 100% agreed. This is the mistake that some investors do, and that's why, or this is where your role comes as a consultant. We see the future. Correct. They see only the present. And that's our buying mentality from the United States. And that's the thing that for me, I sell in California as well, by the way. I have a license in California. But when I appeal to an investor that's buying in California, it's completely different than advising them to buy in Dubai. Dubai is based on the future. Yes. Everything is the future. Yes. So you have to understand where's the government spending money on the infrastructure. How does an area fall into the Master 2040 plan? What's going on with the RTA and the connectivity? And so I love that I get to sit down and answer some of these questions here to understand this area of Dubai Harbor, which visually, it's probably one of the most beautiful areas in all of Dubai. Luxury-wise. I mean, you could see from the yachts outside of our window as far as the luxury goes, and being able to see the sea. And then understanding the brand and who's building here. And you said something else interesting too before the camera was rolling. I love this because in not all areas do the views matter, okay? Not all areas. Let's say if you're in a low-rise community, let's say Rashida Yatta Marina, for example. In that area, I don't really focus on the views. But here you need to enjoy it. You need to enjoy the view. You can't be here. And what you were saying to me about explain to me that the W Arada, how it's working with regards to the lobby, etc. You know, this is when the developer, the same as I mentioned, they check the future of this area. So they do their project based on what's the upcoming, not what exists at the moment. That's why when Arada decided to build the three towers of W on Dubai Harbor, we make sure to study the whole area. And we discovered that on the other side, there will be a small mall coming by another developer, which may block a bit of the view. That's why one of our ideas with W, we start the triple high ceiling of the entrance. And then after that, we came, we be from one of our brands, it's for Arada brand, it's a wellness gym, okay? 45,000 square feet along the three towers, also triple high ceiling. And then you will have the beautiful infinity pool lounge for triple high ceiling. So you can consider the first floor, it will be almost the 10th floor. So we made sure that everyone going to enjoy the view and what they paid for will be true. That is fantastic. Yeah. And that is exactly what you say. And now actually, by the way, and I'm sure you are more familiar with this than I am. Knight Frank has studied globally branded residences. And it has shown year after year that branded residences secure greater capital appreciation, significantly greater capital appreciation, and rental returns for investors. And then still, not all branded residences are made the same. So now we have the W, and this is an example of a W branded residence that has the experience and hospitality globally. And by the way, that's another factor. Just the fact that the W is a globally recognized brand. I feel is important for American-based investors because no matter where you go around the world, no matter where you are, whether it's Miami or Los Angeles or Spain, when you know you're going to a W, it's a very well-known, fancy, luxurious brand. And that helps investors as well. I mean, it's funny, like you know, the Address Hotel, for example. I know it's a competitor, but the Address Hotel, that's not known in the United States. We know it in this region, but the W is known everywhere. You know, you're talking about American investors. It just came to my mind one thing at the moment. The assets and the property in UAE proved for the whole world that it is the most safe investment. With the stock market, with the crypto, how people are struggling. You know, I'm not, I invest in so many things, but I never invest in something that I may sleep with a number and wake up with a different number. The volatility, probably not exactly. So you know why UAE. Before we talk about Dubai, safe, stable, we are talking about foreigners. 91 to 92%. So you know a drop will never happen. And the plan for Dubai government to increase the population by 2030 to be 9 million. So what we are doing now, we are preparing the market for these people. As long there is an economic situation in the world, UAE is the most safe place for everyone to live, to do a business, to start as I start, or to give opportunity to everyone. So what we are doing at the moment in UAE, we are just preparing a good place for everyone fit to all the budget. Yes. And W is again Dubai Harbor. If you remember, there is one project called Royal Atlantis. Yes. When we started, do you remember how much start the square foot price? I wasn't in this industry at that time, but my partner Ahmed was. What was it? The square foot price start in that time, almost 3,000 to 4,000. Today is 12,000 dirham. In less than three years, we are talking about 300% capital appreciation. But it's not only capital appreciation, guy. You know, investors need to understand, I know that they are into this, that currency inflation also is affecting the market. And the economic situation in the world that's happening now, in terms of shipping fees and all of this. Let's see, last year the construction material got increased in price 25 to 40%. And still, UAE on the safe, like acceptable price for everyone. When you are talking about Dubai Harbor, on Marina, sea view, Dubai view for 1,200 square foot price, it's a very good deal. And then the rental returns. Exactly. So in the United States and in Europe, because I'm also setting up shop on the Costa de la Luz next to Marbella, Estepona, but it's becoming more and more difficult for an investor to participate in the very lucrative short-term rental market because you're having so many situations where in these more difficult real estate markets where the locals feel priced out. And so therefore they're very bitter towards foreign land owners. And they don't want, and they're fighting against, and protesting against it. And it's becoming more and more difficult for people in California where I am, in New York, in Canada where I have a lot of clients from, and in Europe, to participate in the enjoyment of short-term rental. Whereas here in Dubai, not only is it welcome, but it's extremely lucrative. What would you do? Do you feel comfortable projecting short-term rental and long-term rental returns for this project? Yeah, yeah. But it's not the case in W because in W, we made sure that we are providing the luxury lifestyle for our client. That's why it's not allowed to do short-term renting. Yes. I see. So we want to provide, you know, we want to provide a very luxury lifestyle. So you're being strict about that. Yes. So then what about the long-term rental? Of course. And we managed by Arada or by W as well. So we take care of all of this for all of this. Okay. Because as we qualify somehow the quality of the people that they are buying, we want to make sure that the residents or the tenants that they are renting are fit to our brand image and to our brand demand that they can live in this property. So everything is managed by Arada. Okay. Our investors don't need to. What does that look like then? So what are the fees? What are the projected? Nothing. Nothing. This is, this is, we in Arada, we have a leasing department. Okay. The same as we have the sales department. So you handle it. So zero fees from the investor. We just take care of your property. You just get the check. You get a phone call. This is the price based on one check, two checks, three checks, or four checks. You know how it's going. Yes, of course. So this is how we do it in Arada. To again, because we know that UAE is 93% and now the international client is more and more and more. So they don't have time to trust or to run or to manage their property. That's why in Arada, we make it the maximum lazy business in the market is to invest with us. What do you project the rental returns to be for someone to invest right now here at handover? Yes, 100%. As I told you, in once we have a contract signed, we have 25% to 30% capital appreciation. So imagine 3, 4 years. I will not add anything. But also, you know, not less than 7 to 8%. Not in W at the moment. Okay. It's a good product to rent. It's a very good product to flip. Very good product to flip. And at the same time, for an end user, it's an amazing place, quiet, with a perfect view, luxurious, quiet, well-known brand, trusted brand. Rare to have this type of opportunity and these views. And thank you for taking the time, Muhammad, to help explain to the investor why the W Arada is a very smart investment choice. What's the payment plan? It's 60/40. But for it's going to be 50/50 for three years. Okay. Make sure you mention thank you so much for taking the time. And if you are ready to invest here, you heard all the reasons why. Please reach out to me and I'm happy to set up a Zoom call with Mr. Muhammad and we can get you into the city of the future of Dubai.
