Hi everyone, I'm GG Benitez, a certified international property specialist and a licensed realtor here with GG Benitez International. I've helped global investors, especially from the United States and Canada, secure properties and thriving markets around the globe, such as Dubai, Spain and California.
Today, I'm excited to walk you through how to purchase your first property in Dubai and provide you all the steps you need to feel confident as you begin this exciting journey. The Dubai real estate market is one of the most dynamic in the world, but buying your first property here can feel overwhelming. There are thousands of agents, tons of projects and so many things to consider. But if you're wondering how to purchase your first property in Dubai, you've come to the right place.
Let's break it down step by step, starting with probably the most crucial part of the process, finding the right agent. The first step to buy your first property in Dubai is to find a qualified real estate agent. Don't settle for anyone. You'll want to look for someone who is a certified international property specialist. This is actually the only international designation recognized by the National Association of Realtors. And it guarantees that your agent understands international real estate, which is crucial when navigating Dubai's unique market.
Also, make sure your agent is recertified, meaning they're licensed and certified by the Dubai Real Estate Regulatory Agency. This ensures they're familiar with the local laws and the Dubai Land Department's regulations. Most importantly, your agent should have experience with Dubai real estate and understand your personal needs as an investor.

Next step is to clarify what your goals are for this investment in Dubai. Are you looking to move to Dubai and secure residency through the Golden Visa Program? Or are you focused on capital appreciation? Perhaps you want to purchase a property for short-term rentals such as Airbnb, or maybe even a long-term rental. Clearly, defining your goals will help you and your agent narrow down the best options as you consider how to purchase your first property in Dubai. Once you know what your primary goal is and communicate that to your agent, you'll be able to choose the type of property that aligns with your investment strategy.
Dubai is known for its exciting off-plan projects where you can purchase properties that are still under construction and benefit from that pre-construction pricing. Now, obviously, it's important to understand how do these payment plans work. The good news, many of these payment plans come with a 0 percent interest rate, meaning you don't have to worry about paying extra on top of your property's price rates. Typically, you'll pay a portion of the price upfront as a down payment, up to 20 percent, with about 50 to 60 percent, divided into installments over the course of the construction period. This is all with a 0 percent interest rate. Then, right before handover, before the final payment is due, you can potentially exercise your financing options, or sell the property to maximize your capital appreciation, or pay the remainder in cash.
This is why working with your agent is crucial to ensure you're comfortable with the payment schedule and are prepared properly for each milestone. Now, let's talk about location. Dubai is vast, and each area offers something unique, whether it's proximity to business hubs, waterfront views, or family-friendly communities. Your agent should help guide you to the top areas based on your goals and your budget. But equally important is the developer you choose to work with. You'll want to invest with a developer who has a proven track record for on-time delivery, a strong financial profile with the Dubai Land Department, and high-quality developments. This is absolutely critical when it comes to ensuring your property holds value or increases in resale or rental potential.
As briefly mentioned before, did you know that as a foreign investor, you can secure financing in Dubai for up to 60 percent of the property value? I actually had the chance to dive deep into this topic in an episode of my podcast, The Dubai Connect. With Warren from Mortgage Finder, we discuss everything you need to know about securing a mortgage in Dubai as a global investor. One of the first, yeah, shall we say that? Tell me a little bit about that. Probably the longest still practicing here, been getting on for 20 years in the industry here now, so yeah, a lot of experience in the local market. Tell me. So, make sure to check that episode out.
If you're looking to benefit from renting out your property, whether short-term on Airbnb or long-term, understanding the rental market is key. Again, this is where your agent can help you connect with reputable property managers to take care of the day-to-day. I also have an episode on the Dubai Connect podcast, where I break down the process of property management in Dubai.
You'll also want to work with a tax accountant to understand how to minimize your taxes. While Dubai itself does not have capital gains taxes or property taxes, depending on where you're investing from, such as the United States, you'll still need to report your property. Don't worry, an expert can help you navigate this and find ways to minimize your tax burden.
One of the most important steps in purchasing an off-plan property in Dubai is submitting your expression of interest, also known as your EOI. This step is absolutely crucial to securing prime units before they hit the market. You'll need to be ready with your down payment and prepare to follow the payment plan for the duration of the construction. As the project nears completion, you'll have the option to either secure financing or sell the property for capital appreciation or simply pay the remainder.
So there you have it, the key steps to purchasing your first property in Dubai. Be sure to check the comment section below for a link to my buyer's guide.
