Hello Global Investors. I'm GG Benitez, your trusted guide to the dynamic world of Dubai real estate. Today I'm excited to share the latest insights from Property Monitor's H1 market report for 2024. Dubai's property market continues to shine brightly on the global stage, attracting a diverse range of international buyers. As the first half of 2024 concludes, Dubai's real estate sector is exhibiting robust growth. We've seen a significant influx of foreign buyers, the absorption of existing inventory, and a noticeable movement into the suburbs. Dubai's allure remains strong with its property market continuing to thrive after a period of stability in early 2024. Property prices in Dubai's most sought-after areas have risen once again. This counters any speculation of a slowdown and reaffirms Dubai's position as a global investment hub. Despite the ongoing increase in property prices, Dubai remains highly affordable compared to other luxury real estate destinations worldwide. The latest trends show heightened interest in affordable properties in areas like Dubai South, Damac Hills 2, and The Valley by Emaar. Mid-range properties in neighborhoods such as JRA Village Circle, JRA Lake Towers, Alan, and The Springs have also seen increased demand. For luxury properties, areas like Dubai Marina, Business Bay, Arabian Ranches, and Dubai Hills Estates have captured the attention of investors. In the first half of 2024, Dubai's property sector saw a year-on-year volume growth of over 30 percent. May 2024 was a record-breaking month with a 47.7 percent month-on-month increase and a 45.9 percent year-on-year rise in sales transaction volumes. The demand for villas is surging as Dubai's population grows. Property Monitor's H1 figures indicate significant volume growth for villas, driven by residents seeking family-friendly, long-term living options. Developers have responded by launching 3,323 villas, each one with many expected to be completed by 2028. Key projects like Emaar's The Oasis, The Heights Country Club and Wellness, and Grand Polo Club and Resorts have earned strong interest from investors. Over 80 percent of new property units launched in Dubai since 2022 have sold out, highlighting the high demand for off-plan projects. According to the Dubai Land Department data, nearly 214 projects were launched with 148 currently active. Vastu's data shows that sales prices for apartments and villas in prominent Dubai neighborhoods have recorded significant increases. The highest increase, reaching up to 177 percent, was observed for villas in The Valley by Emaar. The first half of 2024 saw a total of 43,700 property sales transactions, amounting to a combined value of 122.9 billion dirhams. Notably, there has been a shift in transaction price brackets, with significant growth in the 1,000 to 2,000 dirhams per square foot range and the 2,000 to 3,000 dirhams per square foot bracket. In terms of ROI based on projected rental yields, areas like Dubai Investment Park, Discovery Gardens, and Dubai Sports City have emerged as top choices for potential investors. The luxury segment also shows impressive returns, with Green Community, Al Safa, and Dubai Hills leading the way. Rental prices in affordable neighborhoods have surged, with increases ranging from 4 to 31 percent. Mid-tier and luxury segments have also seen notable price hikes, reflecting the strong demand for rental properties across Dubai. Now, who is buying in Dubai? The H1 market report reveals that British investors were the top purchasers in Dubai's real estate market during the first half of 2024. Interestingly, Americans and Canadians are now also climbing the list of top 10 nationalities investing in Dubai real estate. Dubai's real estate market continues to be a standout choice for global real estate investors, offering high returns and a diverse range of opportunities.
