How a British Investor Found His Dubai Real Estate Advisor
When a British investor first contacted me about purchasing property in Dubai, he already knew one thing: his first investment had to be with Emaar Properties.
He wanted to begin building a Dubai real estate portfolio with an established developer, but he also wanted to understand the international buying process before committing to additional properties.
He discovered me through The Dubai Connect® Podcast, where I interview leading developers, real estate professionals, and industry experts to educate international investors about Dubai and the wider UAE property market.
Through the podcast, he became familiar with my approach to evaluating developers, understanding market opportunities, and helping overseas investors navigate the buying process.
After our initial conversations, we began evaluating opportunities that aligned with his goals.
Ultimately, we successfully secured his preferred water-facing residence at Creek Bay by Emaar in Dubai Creek Harbour, during a highly competitive initial launch.
It was his first property investment in Dubai, and the beginning of his plans to build a larger UAE real estate portfolio.
Why His First Dubai Investment Had to Be With Emaar
For this investor, developer reputation was a priority.
Emaar Properties is one of Dubai’s best-known developers, responsible for major destinations including Downtown Dubai, Dubai Hills Estate, and Dubai Creek Harbour.
He wanted to begin his international property journey with an established developer and a location he believed offered long-term potential.
But he wasn’t simply interested in purchasing any available Emaar apartment.
He wanted the right opportunity.
Our discussions focused on his preferred location, investment objectives, budget, waterfront positioning, and the role this first acquisition could play in his future property portfolio.
Rather than rushing into multiple acquisitions, he decided to start with one carefully selected investment and gain firsthand experience with Dubai’s property transaction process.
Why We Selected Creek Bay at Dubai Creek Harbour
Dubai Creek Harbour is one of Emaar’s major waterfront master-planned communities.
The destination combines modern residential developments, waterfront promenades, landscaped spaces, hospitality, retail, and views across Dubai Creek and the surrounding skyline.
For international investors considering Dubai real estate, Creek Harbour offers a distinctive combination of urban connectivity and waterfront living.
Within this community, Creek Bay stood out as an opportunity worth evaluating.
My client specifically wanted a water-facing residence.
This was important because two apartments within the same development can offer very different characteristics depending on their orientation, views, layout, position within the building, and surrounding development.
In luxury real estate, I always encourage investors to look beyond the project name.
The developer matters. The community matters. But the individual unit also matters.
For this buyer, Creek Bay offered the Emaar developer preference, waterfront setting, and long-term ownership potential he was looking for.

How We Secured His Preferred Emaar Property on Launch Day
This was the defining part of the transaction.
Creek Bay attracted substantial interest during its initial property release, and we knew the most desirable residences would be highly competitive.
My client wanted a specific water-facing unit.
Before the launch, we worked through his objectives, preferences, budget, and the requirements of the developer’s Expression of Interest process, commonly called an EOI.
In Dubai’s off-plan market, an EOI is often used to register buyer interest before a launch. Depending on the developer, it may involve a deposit and supporting information, but it does not guarantee a particular unit.
Preparation was essential.
Through my ongoing work in Dubai, I maintain direct relationships with developer sales teams and key industry decision-makers.
I regularly spend time meeting developers, visiting projects, attending presentations, and understanding upcoming opportunities before they reach the wider market.
These relationships help me coordinate directly with the appropriate people and prepare clients for the official acquisition process.
For this investor, I worked with my contacts within Emaar’s sales team to ensure we were properly prepared for the launch.
We successfully secured the water-facing unit he wanted during the initial Creek Bay release, which sold out its launch allocation that day.
Securing his preferred residence was particularly meaningful because this was his first Dubai property purchase.
The result reflected careful preparation, clear investment objectives, and effective coordination during a competitive launch.
Developer relationships do not guarantee allocations, but they can help make the process more informed and efficient.
Why Working With a Connected Dubai Real Estate Broker Matters
One question international investors often ask is whether they should contact a developer directly or work with an experienced Dubai real estate broker.
The answer depends on the buyer’s needs.
For someone evaluating multiple developers, locations, property types, and investment strategies, independent guidance and local relationships can be valuable.
Major off-plan launches sometimes attract considerable interest, particularly for residences with desirable views and layouts.
Understanding the EOI process, required documentation, payment schedules, allocation procedures, and developer communication can help investors prepare before a release.
My role is not simply to send clients brochures.
I help them evaluate opportunities, understand the process, communicate with developers, and consider how a purchase fits their broader objectives.
As a RERA-licensed real estate broker working in Dubai, a California-licensed REALTOR®, and a Certified International Property Specialist, I approach international transactions with an emphasis on education, due diligence, and ongoing client relationships.
That is especially important when buyers are purchasing property thousands of miles from home.
What My UK Client Said About His Experience
Following his purchase, the investor left a five-star Google review of GG Benitez International.
He described receiving support throughout his first Dubai property purchase and highlighted the importance of gaining access to a highly competitive Emaar release.
He particularly appreciated my professional connections and the assistance he received in organizing his first international acquisition.
For me, the most meaningful part of his feedback was the confidence he gained in navigating the Dubai market.
I believe successful international real estate representation means putting the client’s interests first, maintaining strong professional relationships, and remaining involved throughout the transaction.
His Next Goal: Building a Dubai Real Estate Portfolio
For this investor, purchasing at Creek Bay was only the beginning.
He has signed his Sale and Purchase Agreement, or SPA, and the property remains under construction.
Because it is an off-plan investment, there is no completed rental history or realized capital appreciation to report.
His longer-term objective is to continue building a UAE real estate portfolio.
His next potential purchase is a villa.
Dubai’s villa market offers different characteristics from the apartment market, including distinctions in land availability, family housing demand, maintenance costs, and community positioning.
However, villa investments also require careful evaluation of location, developer, price, operating expenses, and market conditions.
We will continue discussing opportunities as he prepares for the next stage of his investment journey.
Beyond the Property Purchase: Establishing a UAE Company
Another important aspect of this client’s journey has been his decision to establish a business presence in the UAE.
My team also helped coordinate the formation of his UAE company.
The company has now been established, and he plans to travel to Dubai to complete the next steps involved in opening its bank account, subject to the bank’s requirements and approval.
He intends to use this company as part of his longer-term portfolio-building strategy.
For British investors considering UAE company formation alongside real estate ownership, legal and tax planning are essential.
A UAE company does not automatically provide tax advantages for a UK resident, and company formation, banking, beneficial ownership, and property registration can involve separate requirements.
I work with appropriate professionals to help clients navigate these considerations, rather than providing legal or tax advice myself.
My goal is to offer international investors ongoing coordination and access to relevant resources beyond the initial property purchase.
Can UK Residents Buy Off-Plan Property in Dubai?
Yes. British citizens and UK residents can purchase eligible freehold property in Dubai’s designated foreign-ownership areas, including Dubai Creek Harbour.
Buyers do not generally need UAE residency to purchase qualifying freehold property.
For an off-plan acquisition, the process typically involves selecting a development, understanding the reservation and EOI procedures, arranging the required payments and registration, signing the SPA, and fulfilling contractual obligations through construction and handover.
British buyers should also consider the exchange rate between sterling and the UAE dirham, the property’s expected operating costs, and any relevant UK tax obligations.
UK tax residents may need to report overseas rental income and gains to HMRC, depending on their circumstances.
It is important to obtain qualified cross-border legal and tax advice before making structural or financial decisions.

What Other British Investors Can Learn From This Experience
This client’s experience illustrates why successful international property investment begins with a clear strategy.
He knew the developer he preferred.
He identified the type of location and residence he wanted.
He prepared for the launch process.
He understood that his first purchase would be part of a larger plan.
And he worked with a Dubai real estate professional who could help him navigate the process and coordinate with the developer.
His journey also demonstrates that international real estate ownership involves more than purchasing an apartment.
Financing, company structures, future acquisitions, property management, and long-term ownership planning can all become part of the conversation.
For international investors, having an experienced point of contact in the UAE can make these decisions easier to navigate.
