How an American Investor Discovered Dubai Real Estate Through YouTube

When a San Diego investor began exploring the possibility of purchasing real estate in Dubai, he had one major concern: he didn’t know anyone in the city.

Like many American buyers considering international real estate, he was intrigued by Dubai’s investment opportunities but uncertain about navigating an unfamiliar market thousands of miles from home.

His introduction to Dubai real estate came through The Dubai Connect® Podcast, my YouTube series dedicated to educating American and global investors about property ownership, developers, market trends, financing, and investment opportunities across the United Arab Emirates.

As a fellow San Diegan, he found it reassuring that I was both a California-licensed REALTOR® and a RERA-licensed real estate broker working directly in Dubai.

What started with watching educational videos ultimately led to his purchase of an off-plan luxury residence at PASSO by BEYOND on Palm Jumeirah, one of Dubai’s most recognized waterfront destinations.

His experience illustrates how American investors can approach international real estate with greater confidence when they have the right professional guidance and local relationships.

Understanding the Investor’s Goals Before Selecting a Property

Every international real estate investment should begin with the buyer’s objectives, not the developer’s latest launch.

In this case, my client was interested in three things.

Personal enjoyment: He wanted a luxury residence in Dubai that he could use during his visits.

Potential short-term rental income: When he wasn’t using the property, he wanted the option of offering it as a professionally managed holiday home, subject to the required permits and property rules.

Long-term appreciation: He wanted to own real estate in a prestigious international destination with the potential for capital growth over time.

These objectives were important because a property selected primarily for rental yield may look very different from one intended to offer personal enjoyment, luxury positioning, and long-term ownership.

We discussed his budget, desired lifestyle, investment horizon, and the practical considerations of owning property internationally.

The goal was to identify an opportunity that aligned with his lifestyle ambitions while also making financial sense for his individual circumstances.

Why Palm Jumeirah? A Trophy Property in an Iconic Location

Palm Jumeirah is one of the world’s most recognizable man-made islands and one of Dubai’s established luxury residential destinations.

For buyers seeking a trophy property, its appeal extends beyond traditional rental calculations.

The address itself carries international recognition, while the surrounding luxury hospitality, waterfront lifestyle, beaches, restaurants, and residential developments contribute to its distinctive positioning.

For my client, the opportunity to own property on Palm Jumeirah was particularly compelling.

He wasn’t simply looking for another investment apartment. He wanted a luxury asset in an iconic destination that he could enjoy personally and potentially hold over the long term.

That made Palm Jumeirah an attractive location to evaluate.

However, a prestigious address does not automatically make every property a suitable investment.

Understanding the developer, available inventory, payment structure, future ownership costs, rental considerations, and eventual exit options is still essential.

Why He Selected PASSO by BEYOND

After reviewing his investment objectives and available opportunities, my client selected a residence at PASSO by BEYOND, a luxury waterfront development located on Palm Jumeirah’s West Crescent.

Developed by BEYOND, part of the OMNIYAT Group, PASSO introduces a distinctive architectural concept to one of Dubai’s most established luxury locations.

The development features two sculptural residential towers, Avita and Bella, alongside waterfront lifestyle amenities and a range of residence types.

For my client, PASSO offered an appealing combination of location, luxury positioning, personal-use potential, and a phased off-plan payment structure.

The decision wasn’t based solely on projected returns.

It was about acquiring a property that matched both his lifestyle ambitions and long-term investment objectives.

Guiding an American Buyer Through the Dubai Property Purchase Process

Buying off-plan property in Dubai involves much more than selecting a residence.

For an American investor purchasing internationally, the process also raises questions about payment schedules, developer obligations, financing, ownership structure, tax considerations, and how the property will eventually be managed.

My involvement began by understanding my client’s personal goals, budget, intended use, and expectations.

From there, I helped him evaluate the opportunity and understand the stages of purchasing off-plan property in Dubai.

I connected him directly with the developer’s sales director so that his questions could be answered accurately and promptly.

Beyond the initial property selection, our conversations also addressed important aspects of long-term ownership.

Planning for Financing Before Handover

Off-plan payment structures can allow buyers to distribute payments across the construction period, but the remaining balance at completion still needs to be carefully planned.

We discussed future financing options and the importance of preparing well in advance of handover.

For American investors, mortgage eligibility depends on lender policies, financial circumstances, residency status, property valuation, and applicable lending requirements.

Considering Property Management and Short-Term Rentals

Because my client intends to use his residence personally while potentially renting it when he is away, we also discussed how professional property management could support his ownership strategy.

Holiday-home rentals in Dubai require compliance with applicable licensing rules, developer and building requirements, and operating procedures.

Potential rental income must also be assessed against management fees, service charges, operating expenses, and vacancy periods.

Addressing International Tax Considerations

American citizens and U.S. tax residents generally remain subject to U.S. taxation on worldwide income, even when they own property in the UAE.

This makes cross-border tax planning an important part of the process.

I helped coordinate access to international tax expertise so my client could consider the relevant U.S. and UAE implications with a qualified professional.

My role is not to replace legal, financing, or tax specialists. It is to help my clients identify important questions and connect with the appropriate professionals throughout their investment journey.

What the Investor Said About Working With GG Benitez International

After securing his off-plan property, my client shared a five-star Google review describing his experience.

He explained that he discovered me through The Dubai Connect® Podcast and that my knowledge of the Dubai property market helped establish his confidence before we began working together.

Being from San Diego also created a familiar point of connection.

He particularly appreciated direct access to the developer’s sales leadership, timely responses to his questions, and guidance throughout the buying process.

Most importantly, he emphasized that he felt his interests came before simply completing a transaction.

For me, this is the foundation of international real estate representation.

The objective is not simply to introduce a buyer to a property.

It is to provide knowledgeable guidance, meaningful relationships, and professional support before, during, and after the purchase.

What Happens Next for This Palm Jumeirah Investor?

The property is currently under development, and the investor is continuing with his scheduled off-plan payments.

As the project progresses, future planning will include financing considerations before handover, property management arrangements, and evaluating potential short-term rental options once the residence is completed.

There are no realized rental returns or capital appreciation figures to report at this stage.

Any future rental income or resale outcome will depend on market conditions, completion, applicable regulations, ownership costs, and the investor’s decisions.

The relationship also continues beyond the initial purchase.

That ongoing involvement is an important part of how I approach international real estate advisory.

Can Americans Buy Property on Palm Jumeirah?

Yes. American citizens can purchase eligible freehold property on Palm Jumeirah, Dubai, including qualifying ready and off-plan residences.

Buyers do not generally need UAE residency to acquire freehold property in designated areas.

However, purchasing internationally involves considerations that go beyond the sale price, including Dubai Land Department fees, payment obligations, financing, legal documentation, taxation, property management, and future resale options.

For buyers planning to rent out their properties, additional licensing and management requirements may apply.

Working with a properly licensed Dubai real estate broker and qualified cross-border professionals can help buyers understand these obligations before committing.
