Ellington’s New Grade A Office Tower in Business Bay: A First Look for Investors
October 20, 2026
Written by Ghada “GG” Benitez

Dubai is attracting some of the world’s biggest companies. But there’s a growing challenge: a shortage of premium office space to accommodate them.
For investors, this is creating an opportunity in one of Dubai’s most compelling real estate sectors: Grade A commercial property.
American companies including Microsoft, Google, Amazon and Visa have established a significant presence in Dubai. More recently, PayPal opened its regional headquarters in 2025, Citadel established a presence in DIFC, and major global financial institutions have continued expanding their operations across the UAE.
And this is much bigger than American companies alone.
The numbers tell the story:
- 94% office occupancy across Dubai, according to CBRE’s Q2 2026 research.
- 16% annual growth in prime office rents, compared with 13% across the broader office market.
- 64 multinational companies attracted to Dubai in 2025 through Dubai International Chamber.
- More than 10,000 active registered companies in DIFC by mid-2026, reinforcing Dubai’s position as an international financial and business hub.
As more global businesses establish regional operations, demand for well-located, modern commercial space continues to create opportunities for property investors.
Introducing Ellington’s New Grade A Commercial Tower in Business Bay
Ellington Properties, one of Dubai’s most recognized design-led developers, is preparing to bring its signature architectural approach and attention to detail to a new commercial office development.
Known for its premium residential developments in locations including Palm Jumeirah, Downtown Dubai and Business Bay, Ellington has built its reputation around design, quality and differentiated amenities.
Now, imagine that philosophy applied to a premium corporate office tower in one of Dubai’s most established business districts.
Why Business Bay?
Located near Sheikh Zayed Road and the Business Bay Metro Station, the development is planned to offer convenient connectivity to Downtown Dubai, DIFC and the city’s wider commercial network.
Business Bay remains one of Dubai’s most established commercial districts, attracting businesses seeking central locations, modern office environments and accessibility.
For businesses, location, employee experience and a prestigious address matter. For investors, those same attributes can influence tenant demand and long-term rental competitiveness.
A First Look at the Opportunity
The proposed 62-story commercial tower is planned to offer:
- Individual offices, half floors and full-floor ownership
- Typical floor plates of approximately 10,500 to 11,500 sq. ft.
- Four to five dedicated amenity floors
- Premium fitness, wellness and dining facilities
- An automated parking system
- 24 passenger elevators
- A contemporary corporate environment designed around productivity and lifestyle
Indicative pricing: AED 4,500 to 5,000 per sq. ft., approximately US$1,225 to $1,361 per sq. ft.
For perspective, a 1,250 sq. ft. office at this indicative pricing would represent an investment of approximately US$1.53 million to $1.70 million, before transaction costs.
Final office sizes, pricing, specifications and availability remain subject to developer confirmation.
Why I’m Watching This Launch Closely
Before returning to California, I met personally with Ellington’s Sales Director in Dubai to discuss this upcoming commercial development.
What interests me isn’t simply another new building.
It’s the combination of:
- Growing international corporate demand
- Limited availability of premium Grade A office space
- Business Bay’s established commercial location
- Ellington’s design-led development reputation
- The opportunity to acquire commercial property off-plan
For investors looking to diversify beyond residential real estate, premium office ownership represents a different investment strategy, one connected to Dubai’s continued growth as an international business hub.
The launch is anticipated for late October to early November, with preliminary investor interest being gathered ahead of the official release.
As a California-licensed REALTOR®, Dubai RERA-licensed broker and Certified International Property Specialist, I work directly with developers across the UAE to help international investors evaluate opportunities based on location, developer track record, investment objectives and long-term potential.
