What I Learned From My Interview With Golden Visa Expert Zeba Majithia on The Dubai Connect™ Podcast

One of the most common questions I receive from American investors is:

“Can I get a Dubai Golden Visa if I buy property in Dubai?”

The short answer is yes, but there have been important updates that many investors still don’t know about.

As the host of The Dubai Connect™ Podcast, I recently sat down with Dubai-based financial concierge and Golden Visa expert Zeba Majithia to discuss the latest developments surrounding the UAE’s Golden Visa program and how real estate investors may qualify.

For investors looking at Dubai as part of a global real estate portfolio, understanding these updates is important because the Golden Visa can provide long-term residency benefits while allowing investors to participate in one of the world’s fastest-growing real estate markets.

What Is the Dubai Golden Visa?

The UAE Golden Visa is a long-term residency visa that allows qualified individuals and families to live, work, study, and invest in the United Arab Emirates.

Unlike many residency programs around the world, the Golden Visa offers flexibility and long-term stability.

Benefits may include:

  • 10-year renewable residency
  • Ability to sponsor your spouse
  • Ability to sponsor your children
  • Ability to sponsor your parents
  • Access to UAE banking
  • Access to UAE healthcare and insurance options
  • Ability to establish businesses in the UAE
  • Freedom to travel in and out of the UAE

One of the biggest advantages is that Golden Visa holders are not subject to the same residency requirements often seen in other countries.

Why Investors Are Paying Attention

As someone who works with investors from California, across the United States, Canada, and internationally, I’ve seen a significant increase in interest in Dubai.

Many investors are attracted by:

  • A growing economy
  • Strong population growth
  • Global connectivity
  • World-class infrastructure
  • Business-friendly policies
  • A strategic location connecting Europe, Asia, Africa, and North America

For many investors, the Golden Visa is not the primary reason they invest in Dubai real estate.

The investment opportunity comes first.

The Golden Visa is often viewed as an additional benefit that enhances the overall value proposition.

The Major Update for Off-Plan Property Investors

One of the biggest topics discussed during my interview with Zeba Majithia involved off-plan property purchases.

Historically, there was confusion surrounding whether investors purchasing off-plan property could qualify for the Golden Visa.

According to the latest guidance discussed in our interview, qualifying off-plan property investors may now apply once they receive their Oqood certificate from the Dubai Land Department.

This is a significant development because it allows certain investors to pursue Golden Visa eligibility before a property is completed.

For investors considering Dubai’s off-plan market, this creates additional flexibility.

What Is an Oqood Certificate?

An Oqood certificate is issued by the Dubai Land Department and serves as a pre-title deed for off-plan property purchases.

It confirms ownership rights during the construction phase before the final title deed is issued.

For many investors purchasing from Dubai’s leading developers, the Oqood becomes an important document not only for ownership verification but also for Golden Visa eligibility considerations.

How Much Do You Need to Invest?

At the time of this writing, investors generally need qualifying real estate with a value of AED 2 million or more to be eligible for the Golden Visa through property investment.

However, there are multiple ways investors may reach this threshold.

Examples include:

  • A ready property valued at AED 2 million or more
  • A mortgaged property that meets eligibility requirements
  • A qualifying off-plan property
  • Multiple qualifying properties within the same emirate
  • Properties that have appreciated over time and now exceed AED 2 million in value

This last point is particularly important.

Some investors purchased Dubai real estate years ago at lower price points. Due to appreciation, those same properties may now qualify based on current valuation.

Can You Sponsor Family Members?

One of the most attractive features of the Golden Visa is family sponsorship.

According to the information discussed during my interview with Zeba, qualifying Golden Visa holders may sponsor:

  • Spouses
  • Children
  • Parents

For many of my clients, especially those with family spread across multiple countries, this is a significant benefit.

Do You Need to Travel to Dubai?

Yes.

While portions of the process can often be prepared in advance, applicants generally need to be physically present in the UAE to complete:

  • Medical testing
  • Biometrics
  • Immigration processing requirements

The good news is that many investors are already planning trips to Dubai to view properties, attend handovers, or explore the city firsthand.

Banking and Financial Considerations

Another topic discussed in our interview involved banking.

One misconception is that obtaining a Golden Visa automatically guarantees financing or mortgage approval.

That’s not necessarily the case.

Banks still evaluate:

  • Source of income
  • Source of funds
  • Employment status
  • Business ownership
  • Financial history

However, residency status can simplify certain aspects of the banking process and may create additional opportunities for investors.

My Advice to Investors

Golden Visa regulations evolve.

We’ve seen residency programs around the world change dramatically over the last several years.

My advice is simple:

Focus first on purchasing the right property.

Choose the right area.

Choose the right developer.

Choose the right investment strategy.

The Golden Visa is an excellent benefit, but successful investing should always be the primary objective.
