What are service charges in Dubai? So, service charges are annual fees paid by property owners to help maintain and operate the building or the community. Think of them somewhat in the United States what we call HOA fees, although they're not exactly the same. So, these fees help cover things such as building maintenance, landscaping, security, common areas, elevators, pools, gyms, and other shared amenities. A common question I get is how much service charges typically cost? While every project is different, many residential communities in Dubai fall somewhere between approximately 8 dirham to 30 dirham per square foot annually. Obviously, luxury branded residences and ultra-prime properties can be higher depending on the level of services and amenities provided. And it doesn't mean that a lower service charge is a better investment. In reality, investors should evaluate what they're receiving in return. For example, a luxury branded residence with extensive amenities, [music] of course, is going to have a higher service charge than a simple residential building. But the overall investment performance could still be attractive depending on the rental demand and marketing positioning. And remember that if you are renting the property on, of course, you pass these service charges on to your renters.
