Faisal Durrani, partner and head of research at Knight Frank, revealed that Dubai’s prime residential market price grew by 18.2% in the first quarter of the year. It is projected to grow by 5% for the entire year, making it the third fastest-growing market globally, behind Auckland and Mumbai.

“Appetite for investing in Dubai remains exceptionally high. The uber-wealthy continue to target Dubai for a second home,” Durrani stated. He noted that 56% of respondents prefer completed or newly built units, while only 14% are interested in off-plan properties. This preference indicates a strong demand for ready-to-move-in homes, which has led to a sharp decrease in the availability of ready homes for sale.

So, Dubai upheld its supremacy in high-value property transactions, recording 431 deals valued at $10 million or more last year. This figure outpaced both London (240) and New York (211), solidifying Dubai’s position as a global hub for luxury real estate.

Preferences of the Ultra-Rich

The survey found that uber-wealthy individuals are highly interested in investing in Dubai’s property market. Notably, 31% of the ultra-rich are buying property for personal reasons, while 64% are making investments. These investors prefer homes that are close to green spaces, hospitality and healthcare centers, beaches, sea views, and malls.

Durrani mentioned that the Dubai property market is currently in its third market cycle, having entered its fifth year of price growth. “Prices in the first quarter were up 20% year-on-year, and our forecast for the entire residential market is 3.5%. While there’s a noticeable deceleration compared to past years, it’s not necessarily negative. This marks the fifth consecutive year of price increases, naturally leading to a slowdown and stabilization. However, pinpointing exactly when prices will start to decrease or stabilize further is challenging. All KPIs indicate no immediate slowdown,” he explained.
