The investment case
Highly competitive prices per square foot versus other global cities, with no property, income or capital-gains tax on your investment.
Dubai’s population is projected to climb from 3.5M toward 5.9M by 2040, adding 100,000+ new residents a year, while record tourism keeps short-let demand strong.
No personal income tax, no annual property tax, and no capital-gains tax in Dubai. (Your home country may still tax you. GG’s network includes cross-border tax advisors who know the treaties.)
Growth is spread across real estate, tourism, finance, logistics, manufacturing and technology, not tied to any single sector.
The dirham has been pegged to the US dollar for decades, a stable, fully convertible currency that keeps pricing predictable whichever currency you’re investing from.
More than 200 nationalities call Dubai home, around 85% of residents are expats, and English is the language of business. Buyers arrive from every continent.
The Dubai Land Department (DLD) and RERA regulate every transaction, and off-plan payments are ring-fenced in escrow until milestones are met.

The right Dubai real estate advisor for an American is a licensed broker whose BRN you can verify on the Dubai Land Department website, and who guides the investment: property selection, financing, Golden Visa, property management, U.S. tax coordination and exit. Before sharing documents or a deposit, confirm the license, how the advisor is paid, and the scope after purchase.
Read the full answer:How Do I Choose a Dubai Real Estate Advisor as an American?Dubai’s two-year property-owner residence visa and ten-year Golden Visa are separate routes. Under current Dubai Land Department guidance, a sole owner may apply for the two-year visa regardless of property value; a joint owner’s share must be at least AED 400,000. The Golden Visa needs qualifying property worth at least AED 2 million combined. Neither is issued automatically.
Read the full answer:What's the Difference Between the Investor Visa and the Golden Visa?Yes, you can sell an off-plan property in Dubai before handover, subject to the developer's conditions. Your Sale and Purchase Agreement may require a minimum payment or construction milestone, often 30% to 50%, before the developer issues a No Objection Certificate, or NOC. However, being eligible to sell does not necessarily mean it is the best time to sell.
Read the full answer:Can I sell an off-plan property in Dubai before handover? For Dubai off-plan property, an escrow account is a regulated project account where purchaser payments are deposited for that specific development. The system, overseen by the Real Estate Regulatory Agency (RERA), the regulatory arm of the Dubai Land Department, protects buyers by separating project funds and regulating how they are used. Escrow protects the payment structure, not the investment decision.
Read the full answer:What Is an Escrow Account and How Does It Protect Buyers?Yes, in many cases you can qualify for a Dubai Golden Visa even if the property is financed with a mortgage. You do not have to pay cash for the entire property. Qualifying mortgaged properties may be eligible, provided the property meets the applicable requirements and the investor satisfies the necessary criteria at the time of application.
Read the full answer:Can I Get a Dubai Golden Visa with a Mortgage? It is generally simpler than people expect. Rental income is typically collected in the UAE and deposited into your UAE bank account. From there you can manage your funds, transfer money internationally, reinvest, or use the income however you choose. Many investors worldwide successfully own Dubai property while managing their finances remotely with the right systems in place.
