Why American Capital Is Looking to Dubai: GG Benitez to Lead IPS 2026 Expert Conversation
American interest in Dubai is no longer limited to luxury travel or individual real estate buyers.
Major U.S. technology companies, financial institutions, hospitality groups and globally recognized
entertainment brands are establishing a growing presence across Dubai and the wider United Arab Emirates.
On September 9, 2026, Ghada “GG” Benitez will host and moderate
“Follow the Smart Money: Why American Capital Is Looking to Dubai”
at the International Property Show (IPS 2026) at Dubai World Trade Centre.
The 45-minute expert conversation will examine what growing American investment in the UAE signals
about Dubai’s position in the global economy, what it may mean for individual property investors,
and why Americans still need to separate market fundamentals from marketing excitement when
evaluating Dubai real estate investment opportunities.

Why Is American Capital Looking to Dubai and the UAE?
American investment in the UAE is becoming increasingly visible across major sectors,
including artificial intelligence, cloud infrastructure, financial services, hospitality
and entertainment.
Microsoft Investment in the UAE
Microsoft has announced plans to invest a total of $15.2 billion in the UAE
between 2023 and 2029. The company has said its investment includes
artificial-intelligence and cloud data centers, local operating expenses, technology
development and workforce initiatives.
OpenAI and Stargate UAE
OpenAI has announced Stargate UAE, a major artificial-intelligence
infrastructure initiative centered around a planned one-gigawatt computing cluster in
Abu Dhabi. The first 200-megawatt phase was expected to become operational in 2026.
Citadel Expands Into Dubai
Citadel has also announced its expansion into Dubai, making the emirate its first
location in the Middle East and its 18th global city of operation.
U.S. Hospitality and Entertainment Brands Expand in the UAE
American hospitality and entertainment brands are also increasing their presence
across the UAE.
Wynn is developing Wynn Al Marjan Island in Ras Al Khaimah.
MGM Resorts is planning a development in Dubai expected to include the
MGM Grand, Bellagio and Aria brands.

The Walt Disney Company and Miral have also announced plans for a waterfront
Disney theme-park resort on Yas Island in Abu Dhabi.
These announcements do not automatically determine the future performance of any
individual Dubai property. They do, however, demonstrate that major international
organizations are making substantial, long-term commitments to the UAE.
“American investors are not simply looking for another property market. They are
watching where major institutions, businesses and globally recognized brands are
establishing a long-term presence.”— Ghada “GG” Benitez
What Does Institutional Expansion Mean for Dubai Real Estate Investors?
Corporate expansion can influence a real estate market through several interconnected channels.
New offices, data centers, financial operations, hotels and entertainment destinations
can create employment, attract specialized professionals, increase business travel and
support demand for housing, hospitality, retail and commercial real estate.
For property investors, however, institutional investment is only the beginning of the analysis.
A major company entering the UAE does not mean every community, project or property
type will perform equally. Investors considering Dubai property investment
should still evaluate:
- The specific location and surrounding demand drivers
- Developer reputation and delivery history
- Purchase price and price per square foot
- Existing and future property supply
- Expected tenant or buyer profile
- Long-term and short-term rental potential
- Service charges and property-management expenses
- Construction and handover schedule
- Available financing options
- Resale restrictions and exit strategy
The purpose of following institutional capital is not to imitate every corporate investment
decision. It is to understand where companies, infrastructure investment and population
growth may be creating durable economic activity.
Why Are More Americans Considering Dubai Property?
Americans exploring Dubai real estate are generally attracted by a
combination of international diversification, modern infrastructure, freehold property
ownership in designated areas and the UAE’s strategic position between Europe, Asia,
Africa and the Middle East.
Dubai also offers multiple real estate investment strategies for American and international buyers:
- Off-plan property purchased during construction
- Completed property for immediate rental income
- Long-term residential rental investments
- Licensed short-term holiday rentals
- Waterfront and branded residences
- Commercial and Grade-A office property
- Lifestyle and second-home purchases
- Property purchases that may contribute toward UAE residency eligibility
How Dubai Developer Payment Plans Work
Payment plans offered by Dubai developers can allow buyers to make installments throughout
the construction period, frequently without interest charged directly by the developer.
At handover, a buyer may pay the remaining balance in cash, apply for mortgage financing
if qualified, or pursue another exit permitted under the purchase agreement.
Payment terms vary substantially by developer and project. A favorable payment plan should
never replace a complete analysis of the property, location, developer, supply pipeline
and potential exit strategy.
U.S. Tax Considerations for Americans Buying Property in Dubai
American investors should also remember that the UAE’s local tax environment does not
eliminate their U.S. tax or reporting responsibilities.
Cross-border investors should consult appropriately qualified U.S. tax, legal and financial
professionals regarding their individual circumstances before purchasing overseas property.
What Continues to Hold American Investors Back From Dubai Real Estate?
Despite growing awareness of Dubai, many Americans remain unfamiliar with the emirate’s
property ownership, financing and off-plan purchasing systems.
Common questions include:
- Can foreigners legally own property in Dubai?
- How are off-plan buyer funds handled?
- Are construction payments deposited into regulated escrow accounts?
- How is Dubai property ownership registered?
- Can U.S. citizens and nonresidents obtain mortgages in Dubai?
- How can rental property be managed from overseas?
- Can an off-plan property be resold before completion?
- How should Dubai property developers be evaluated?
- What happens if a real estate project is delayed?
- How do U.S. tax and reporting requirements apply to Dubai property?
These are legitimate questions. They should be addressed through transaction documentation,
qualified professional guidance and an understanding of the rules governing the specific
property and investment structure.
Benitez’s IPS 2026 conversation will distinguish between the broader story of American
institutional investment in the UAE and the practical considerations facing an individual
American deciding whether, where and how to purchase property in Dubai.
“My goal is to help investors understand the larger economic signal, separate it from
the marketing noise and determine what Dubai’s continued development could mean for
their own investment strategies.”— Ghada “GG” Benitez

why that property may fit the investor, what risks need to be considered, how the
investment will be managed and how the investor may eventually rent, hold, finance
